Looking for recommendations for affiliate website

I am setting up a website in a particular niche. Eg I am a solicitor specialising in conveyancing and I am going to write several articles on the topic. They will be free to view. I will monetise this by allowing estate agents, solicitors, mortgage brokers to advertise.
This is not the website incidentally. It is simply an example.
I am looking for some recommendations about how to write the content for the maximum impact.
I am qualified in this particular area and already write several articles for newspapers and magazines. Once I launch the website I will probably write them for free just to get traffic to my site.
There are some very similar websites but the content is awful. They are basically just directories with very little useful information. I am hoping to get the edge because I will have better content.
I am just looking for some general advice on how to start. Eg. How do I find out what words people put in to find my competitors website. What are the search terms in my particular niche?
Finally, looking for recommendations for someone to assist.

I really wouldn’t bother. It’s going to take years to build up sufficient traffic to make it attractive to advertisers.

But if you want to give it a go, just start writing. Look at where the search results in your niche are poor and generate better answers.

You will need a huge corpus of posts to give you authority.

Unfortunately, you are also up against AI written content which churns out thousands of articles and posts every second. It’s a tsunami of junk that you will struggle to compete with.

You read the articles and decide if you can do better.

Researching and planning isn’t easy. And despite all your efforts you may still end up with nothing. Content creation has very poor returns in most cases. You will probably earn more working in a supermarket.

    How do I look at what the searches are in my niche? How do I know if they are poor.?
    There are services such as SEMrush and AHREFS that can help with some of your search research. They do cost but if used correctly can be very useful, along with doing some studying and learning how to use Google Trends.

    Write the articles for your audience. That will then, naturally, contain keywords and phrases.

    As you are in the business and write elsewhere, you will know the topics that need content.

    As mentioned, you will need a lot of traffic to start adding enough value to potential advertisers, unless there is a membership/registration element, where you can then demonstrate the size of your targeted audience.

    I sort of agree with fiscix in that it will take you some time.
    However, I have articles on my website and the ones that do the best ironically are the ones written by the bloke I employ to do SEO.

    Despite me being the professional, having nearly 15 years experience and all the rest of it, I am awful at writing content for SEO purposes in the main.

    You can use various sites for search terms, but the better thing is to look for the longer key phrases (ie instead of conveyancing, maybe conveyancing tips for first time buyers - it might only get 10 hits a month but you will find it easier to rank first than you would conveyancing.

    You know, with so many people curious about buying their first home, you're in a great position to share your expertise. Have you thought about creating content to reach potential homebuyers as well? Something like doing a weekly live stream on TikTok could be really effective since that platform has many people in their 20s and 30s - two-thirds of TikTok users are between 18 and 34.

    You could use it to build an audience, drive traffic to your website or email newsletter, and eventually pivot your strategy toward working with real estate agents. And with newsletters, that's another avenue worth exploring for affiliate marketing opportunities, if you structure it the right way.

    Just some ideas to consider as you look to connect with motivated buyers and sellers entering the market. Perhaps that's a way to drive your website initially. I'm sure there's more ideas you could explore as well!
