how do I find what searches are most common in my particular area?
Eg. I want to set up a website giving people advice about being a property developer. There would be various categories of content on there. Eg. How to find cheap properties, tax advice, dealing with traders etc etc.
if I was fairly confident I could keep them on my site once they were on it, how could I find the most popular search terms?

Sign up for one of the many SEO tools and start your research.

That being said, I doubt your advice will get much visibility considering the size of the competition. There are many established sites, blogs and other resources who will always rank higher than you. Unless you are prepared to spend many, many hours researching and implementing SEO techniques.

However, you have asked this question before. Did you follow up on the advice given?

Doesn't matter what you want to promote, there will always be someone better at marketing than you. If you want to rank well and get traffic you need to be an expert in marketing rather than just a content creator.

It’s not a big deal, just that the advice given before still applies.

Lots and lots of research about marketing and identification of your target audience. Decide how you plan to market the site, opportunities for monetisation, engagement tactics and so on. The actual content is almost secondary.

And condolences for the loss of your mother.
