Commercial property lease issues

I am landlord of a commercial property, currently rented on 3 years lease done through solicitor with guarantor, 4 months deposit, inventory Check In done when lease started. Lease out the ACT. Six month left to end of lease. The property consists of warehouse on ground floor and offices on first floor.
I made an inspection last week, number of alterations made without my consent and also number of damages to the property. The alterations are installing shower cubicle, washing machine and cutting plasterboard ceiling of first floor office to store above.
T is a limited company and leaving end of lease, property will be rented again.
I sent a letter to the tenant listing the alterations and damages, asked him to dispose and repair to the state as per Check In report within 2-4 weeks and to arrange another inspection.
I am thinking ahead and have few question to what to do next:
1. Shall I send the same letter to the guarantor at this stage so he is aware of the situation?
2. Space above fist floor ceiling is being used as storage, this is outside scope of the lease and also is illegal when comes to local business rates. If T doesn't conform, what's best to do? Shall I inform the local council business rate dept?
3. There is evidence first floor office is being used as residential, ppl living, I was also told the same by neighbouring units. I told T and asked to remove all the alterations. What more should I do?
4. What's my next move if tenants doesn't remove alterations and doesn't do the repairs within 2-4 weeks?
