What does in mean by SHELL CONDITION & CAPP OFF service ?

Dear Expert

I'm Going to take long period lease for beauty salon. It will be in newly constructed shopping centre (200+ shops).The agent told landlord will leave me unit in SHELL CONDITION and CAPP OFF service will be provided. I'm confused about this professional term.

My question : What is SHELL CONDITION and CAPP OFF service? I am concerned about getting a W/C and water supply and boiler system in my shop due to nature of business . Any idea please ?

I'm sure some of the real professionals will put me right if this is not correct but I think Shell Condition means that you will get the basic shell of the unit but without any finishing and Cap Off means that servicse (electric/water) are there and ready to be connected but you need to install your own lighting/power points/cables/pipes/toilet etc to the services that are running to property. Could be quite an expensive job.

For most of us, a unit like that would be very expensive to finish off. Part of your negotiation on the rent and service charge should be to get the unit kitted out as much as possible. When we went into a new shopping centre we had the electrics and flooring as well as the signage thrown in. It is far cheaper to do it all while the blokes are on site. It also means the landlord can control the quality of the fit out better so everyone wins. The flooring and lighting are probably the most expensive items of most shop fits and you rarely take them with you when you leave so you should pay as little as possible for them.

I may be wrong but I'm open to be corrected however shell condition means you get walls that you may or may not need to plaster depending upon their definition of shell. (Usually bare brick)

I also believe that cap off means that your supplies i.e. gas/water/electricity are just brought into the unit and capped off at source.

As such you would need to completely fit out the unit. Meaning wiring, water, gas pipes, and plastering.

A lot of work and money if you don't have the contacts.

You also need to be sure there are no conditions as to how you do it and what condition you need to return it in at the end of the lease.
