Does anyone here own/rent an industrial warehouse space and is willing to help me with some costings?

I'm trying to put together a business plan and want to include the cost of utilities into my plan. I need a space of around 7000 sq ft and am trying to estimate the electricity (for heating) and water bills. Can anyone help?

Thanks in advance!

Thanks for the responses so far, guys

The space will be used for an indoor climbing gym. So, I would need to heat most of the building but won't be storing anything - just need to keep visitors to the gym comfortable. The plan is that it will be open around 13hrs per day. And, yes, LED lighting would definitely be worth looking into ...

Thanks Mr D. Yes, that's right.

I should have provided a little more information in my original post. It's actually a bouldering centre - which is a form of climbing on relatively low height walls (around 4.5m). I'm guessing the very maximum height of the buildings I've been considering is around 10m (33ft).

You also might want to look at the size of the electricity supply coming into the building. If there is not enough power available this can be very expensive to get sorted (think of up to the 10's of thousands).

Radiant is the way to go, and gas is around 1/3rd the price of electricity for the same heat output.

Sorry AugustinC, only just seen your reply ...

Solar power would be great if I could justify the cost of installation. I'd be looking at a 5 year lease most likely and any savings made would need to claw back the initial investment. But being more green is definitely an attractive option. I've been reading an article on how some warehouses are adding solar panels to their roofs. Worth looking into ...

If you own the building and you have a good credit rating then you could get a zero investment solar system under a long-term power purchase agreement. It really depends how much electricity are you consuming on regular basis.

Could you provide some pointers on where to find out more about this please?

    Hi Noah!

    Hmmm, I don't have 30 posts, therefore, I can't post links :)
Please google for Clean Horizon ltd, 71-75 SHELTON STREET COVENT GARDEN LONDON WC2H 9JQ, for industrial solar systems starting from 30Kwh!
Another one is Solar-Sys, on a .top domain, for 50Kwh +..
Both are able to find financing
Another one is Heaven Shops ltd - wholesaler of solar systems for both industrial and home.
    Hopefully, the above helps!
    Kind regards
