Static Caravan or Log Cabin purchase and re-letting

Looking at investing in a static caravan or holiday cabin with a view to getting a rental income from it.
Anyone got any experience or advice i this sector? Any pitfalls?

Static caravan depreciation

Log cabins tend to hold there value over time subject to lots of different factors

I don't generally think many people who buy and rent them privately tend to make a lot of profit doing it

But it may be worthwhile doing it if you see it as a way of contributing to your site fees/running costs/counteracting depreciation

Location is a big factor

Log cabin will cost more than a static caravan but your rental income will be more. Less depreciation but a lot more upkeep and maintainance. Pretty sure statics can be put on farm land,ie on wheels ( there are plenty of farmers who have them on their land, more than likely for their own use or staff) Check with local council re permissions for log cabin, they usually require a concrete base and that qualifies them as a permament structure and you don't see to many of them on farm land, if any.

The real issue with a static caravan, not so much with a log cabin, is the life span

Lots of sites will only let you have a static on for 10-15 years before you need to replace

So you buy a new 30k static, and after 10-15 years it's value is nominal. So you lose 2-3k every year in depreciation

A cabin tends to cost twice as much, at least, to buy, but will then come with perhaps a 99 year lease or a lifetime pitch

So in the long run I would say a cabin/lodge works out better value

As for maintenance, you can now get plastic lodges, so no yearly painting!

Also, a lot of sites prohibit you from renting them out, so that's worth checking

Consider a river/canal boat. Buy good used one and depreciation will be pretty much nil. No site fee's but you'll need a licence. Depending where you keep it you can avoid mooring fees. Higher rental income, servicing etc around £1k a year. And a lot more fun than a caravan or shed!

The caravan camp sites in Yarmouth offer new vans from about £10,000 and sort out loans etc, you can either rent them out (they do it for you) or book weeks for your own use

Never fully looked into it but expect most large camp sites offer similar

You won't get a new van for £10k, that'll be used.

I am more inclined to go down the cabin route as the vans seem to lose value quickly and the restrictions on letting are an issue.
