    Hiya,

me and my wife have had an offer accepted on a property.

The estate agents have there own solicitors which have quoted £1700 inc VAT to do the legal side of things including search pack etc.

Would you say this is about average?

Seems quite reasonable - from memory it's often banded by the price of the property.

Personally, if it's a straight-forward freehold purchase I'd probably use a conveyancer - not just price, but they tend to be more attentive to the individual customer

We used a local conveyancer and I’m sure we paid a lot less than that. Well under £1k. Most of the searches you can do yourself. They just don’t want you to as it’s easy money for them.

The firms we use are charging around £1,300-1,400 inclusive at the moment.
If leasehold it would probably be getting close to the £1700.
