    Hey,

I currently use quickbooks online for my service business. However I have a rental property as well which i've been recording incomings/outgoings using an excel spreadsheet.

Can anyone recommend an MTD compliant free site to record my incomings and outgoings for the rental property?

    Cheers.

FreeAgent is free if you bank with NatWest, Mettle, RBS or Ulster Bank

    Ahh, Starling Bank here :(

That's a shame it's good software. Hopefully someone else can suggest a free alternative.

Quick file is free up to a certain number of transactions.

There is also Zoho books which I'm told will be MTD compatible. Not used it though so can't give an opinion on it.

You could still use excel and look at bridging software options.

Worth looking at AffordableMTD (affordablemtd.com) - HMRC-recognised bridging software built for landlords and sole traders on spreadsheets. Handles quarterly updates and final declaration. Free for the 2026-27 tax year, then £19.99/year from April 2027 - no monthly subscription.

    Disclosure: I built it.
