Having worked in a business supplying estate agents for a number of years now the trend seems to be get on board with one of the American style hybrid franchises - eXp, Keller Williams etc - for a few years, and use that as a springboard to either get into one of the more serious UK franchises - Hunters, Haart etc- or set up as an independent.

The sad fact is that of those that shell out to the American franchises only about 20% have enough capital and marketing nowse - let alone the people and admin skills - to survive more than a couple of years.

    Would be interesting to know what the questions are. Having spoken recently to our local agent here the biggest issue is actual finding houses to have on the books so few come to market they seem to survive on the management of rental properties for clients.

    We have a few near us. It seems to be all we have are barbers and estate agents.
    I would break them up in to 3 groups:
    Been around forever and have a good reputation,
    Been around local areas and have a good reputation and now moving into the new area,
    New and undercut the others.

    The last ones are slated by the long standing agents as they are basically having to sell about 3x as many houses to have the same turnover. But their offices are outside of the main centre so rent is no doubt cheaper.

    But I suppose none of that answers your question, just me rambling on.

    As a broker though, I would say agents fall into 2 categories, its the same list as santas.
