Commercial property valuation

Hi all
How much should I pay for commercial property in northeast uk ?
It consists of 4 business ( barber / hot food / phone repair / hot food again ) and 2 of the shop comes with flat and all together is around 2500 sqf ( rough guess )
It generate £40k a year income all with leasehold around 4-5 years and more
Building is in main road but it’s quiet old building and will need repairs at some point .
Around the main road one shop with flat was sold for £70k But not sure how to value this one To see if I can even go ahead or not
