Anyone know where I can get a standard commercial lease agreement template foc if poss please?

More than likely Hayles but if you pm me what the commercial lease is I can ensure you get the right one for the right thing, as you might not need certain terms depending on exactly what it is you need it for. In other words, yes but I would need to know a little more detail as you dont get 'standard' that covers all lease. ie equipment or property!

Thanks Gill. I'm looking for something very basic (wasn't going to bother at all but realised that would be really silly!) for someone renting our shop from us for 6-12 months.

Anyone think that if we both signed a letter outlining the important points (rent, deposit, length of lease, maintenance, etc.) that it would be enough?

Take legal advice or you may find yourself stuck with a tenant longer than the 6-12 months you seek. Normall you would not deal with such a short term lease but a licence. We provide this service and are happy to provide you with a quote if you email or to review the template you intend to use.

If the tenant is in occupation for more than 12 months - regardless of whether there is a lease, licence, consecutive short term agreements or no document at all in place - then he can get security of tenure. So anyone thinking of letting premises which are used to business purposes needs to seek legal advice, not just sign a standard lease agreement.

Hi Everyone

I completely agree that legal advice (even in basic form) is vital in these cases. No commercial contract should be entered into without it really. You need to be advised on the various points that might become major problems if the agreement is not approached the right way such as Security of Tenure, Break Options and Rent Reviews.

I own a company and i also, as a private individual, own an office.

As a box ticking exercise to keep the powers that be happy (banks, etc), i need a very simple lease agreement just so that the company can rent the office from me.

Would anyone have a very basic agreement they could send me? If so, please pm me or reply here.

I am about to be in the same position (renting to myself).

I am in same position - about to become both landlord and tenant. I would be grateful if I could be sent a simple self repairing lease.
Again it is just to keep bank happy.

desperate to save money - any fairy godmothers or fathers out there - need a copy of a simple lease - new to UK BUSS - forced to go into business to try to earn some sort of living - can't get a job as my age puts me on the scrap heap!!! but my garden looks nice. I am renting an office and the guy has kindly asked me to sort out the paperwork. He's obviously skint also.......
I have a web site called fishology.co.uk so if any of you are fisherpeople please have a look and you can advertise fishing stuff on there free of charge, it also advertises fishing related holidays & where you can go fishing ( just thought I'd tell you ) :eek:;)
