I am trying to raise the following post from page 3 to page for five keywords all based around 'property investment liverpool.

http://potential2lettings.co.uk/blog/investing-rental-property-liverpool

Want to know what you feel the likely cost and time frame would be of doing this.

I realise there are lots of variables but just looking for ball park figures from experienced professionals in the seo world, with a view to having a chat early next week.

I think you could pretty much do that by yourself, just target the page a little by changing title and description and link from your home page

you are just shy of page 2 as we speak so just needs a slight nudge, you have a couple of strong sites on page one, but also some other stuff you should be able to replace once you made those changes

Time frame give it a few weeks
40% of your titles are wasted with that | Potential2Lettings remove that and add something worthwhile to your titles (just a setting in your seo plugin

It's going to take very powerful links. You're up against some of the biggest names in the business, with 15 year old domain age, high trust flow, and high pr homepages.None of which you have.

Local Seo is a factor here so, if this were me, I would be pushing that angle hard. Do you have a verified map listing?

.Also, I couldn't see hardly any links to your site? Looks like the .com is redirected to the .co.uk but that doesn't seem to have links either. Are you redirecting another site which has links?

I would say you would need to spend several thousand a month for six months or so to be in with a chance of capturing this. In the process, I would overhaul your site too and spend time creating really in depth content. What's on the blog now is a bit too obviously for SEO purposes: Google is on to this now so it will be doing more than good in my opinion.

A focus on PR and outreach, getting you some exceptionally strong, niche relevant authority links is the way to go.

Depends on over 200 different factors, but for local SEO it helps to get links from local authorities, and to have your Google Places listing verified, along with the location in your url.

Buy a handful of books on Amazon and read about SEO, I paid someone to create a website 4 months ago and am now on the first pages for my keywords, it was all from my instruction and knowledge (which had all been self learned from reading a few books). It won't happen overnight but I don't see why people pay huge money, it's not a black art. You don't know what you don't know

Yes I have a verified local listing.

Any half decent SEO could rank you for those terms easily, but I'd double check the keyword set that your targeting with some paid traffic first, because on the face of it there doesn't seem to be much traffic surrounding them.

Also, in it's current state, that page isn't worth ranking as it wont convert very well, so maybe you should sort that out first?

I beg to differ Zero Double. Liverpool Vision is Page Rank 5, then you've got The Telegraph and, further down the page Right Move. These are not going to be easy to outrank...

Agreed, on the PPC though. Always worth checking that before putting resources into an SEO campaign....

Although the authority of the domain will obviously have some bearing on how the inner pages rank, the fact that google ranks pages and not websites means that in general it isn't that hard to out rank them, especially when they aren't even optimising properly for the term(s) in the first place.

Well done for ranking your keywords.

In my experience, by the time a book is published it is out of date on specifics. When I started I purchased a few books, but i would say that studying them was in excess of 60 hours.

Then there was the practical experience and experiments, and communication on forums, and keeping up with Google. So many hundreds of hours, which for me, being in the web business, I thought, is a worthwhile investment in my skills.

However, for some, it is far more efficient to focus on their business and pay other specialists to do specialist work.

Good advice. You need a copywriter or marketer to 'sell' your services. With it's current content, you are wasting your time and possibly money, getting that page to rank.

As above. I only just looked at the copy, but to me it instantly looks l... oops I just realised that I was wandering into website review territory ... and this is the wrong section for that ... so have deleted stuff....

My webmaster tracking shows me these terms are getting a lot of searches.....hence why i want to invest the money in moving to page1.

I assume in terms of conversion you would be talking about the visitor leaving name and email as opposed to picking up the phone.......how much would you charge to rewrite the page so it converts well then?

Hi,

If you've got data that says that those terms will make you money, then fair play.

WRT the page itself, it's difficult to say without getting my wrist slapped for veering into site review territory, but at the moment it just looks like a spammy blog post.

The actual content isn't too bad (although poorly optimised), so you don't necessarily need it all re-writing, just someone to re-jig it a bit, and perhaps make it a bit more appealing to the reader.

You need to find someone who;
  • Can write decent marketing content to tweak / improve what you've already got.
  • Understands on-page seo to a level where they can optimise the page and all the various elements properly for google.
  • Knows how to add the correct 'call to actions' and trust signals in the right places on the page.
  • Someone who knows how to build high quality links.

With regards to cost, I don't do client work so I couldn't really say. However, I'd image that if you employed someone good, you'd be looking at (in excess of) a few hundred quid to sort the page and other things out, before you even get to building any links.

To be honest though, I think most SEOs would want to work on the whole site not just one page, as you really want everything working in unison to see the best results.

I could help with rewriting your page (I am a former Guardian journalist) for £100.

We could implement a new better designed landing page for you for about the same. So for £200 you have a page which is set up for conversion and professionally crafted.

As Zero Double mentioned, however, you might be better - in the long run - rejigging the whole site but that's up to you.

property investment liverpool

This sounds like a really competitive keyword, along with the rest of it's semantic family. There are probably a ton of old, established and authoritative domains that are targeting the same keywords.
Ranking this first page would not be easy. Also, your page is not the best of them on the web, so maybe start there. (design and content rework)

The reason why we want to rank for the specific keyword phrase is we want our target users to find us. But the question is, Is it the right keyword phrase that our targeted audience use to search the related field?
