Wayleave on a private property

Hi,

I am hoping somebody here can give me some advice please.

Essentially we have 132kv overhead cables running over the bottom of our garden. Had a visit from a 'specialist' in Wayleaves who we signed up with. They have now come back with a figure of ~£7k. So my questions:

1. Given that the house is 17 years old and with no previous Wayleave on the deeds, would you say that this is an acceptable sum? If not what would you consider to be so (4 bedroom detached if that helps)

2. How / where could i find out if the sum being offered to us is in fact the same as the amount being offered to the Wayleave 'specialist'?

3. I havent seen the paperwork yet, only arrived to day and i am working away from home, but is there anything that i should be aware off before accepting the wayleave i.e. should i decide to sell the house in the future (no plans to do so at the moment).

I believe that wayleaves are payable for ground coverage, so for land that they need to access, and for land that is occupied by the pylons etc.

I would suggest checking out the advise first, partic if said "specialist" is suggesting up front fees etc. (I used to do the audit for one of the big electricity companies, a decade or so back, and from memory, i can only remember wayleaves being paid out for land rather than "air")

Many thanks for taking the time to reply.

The £7k i quoted is what 'they' (National Grid / SWALEC?) are offering us. The fees are a %age of the agreed compensation.

Is it all historical, or is there future compensation in there? Is it a one off payment?

Dont know, as i said earlier, the paperwork was received in the post today and i work away from home so i wont get to look at it until Thursday.

I belive they are a one-off payment - and there is an amount payable even for cables in the air.

Just make sure there is a limited term to the payments. most of my wayleaves are for ten years so even if there is a cock up you can have another bite later.
