Timber Mezzanine floor???

Good afternoon,

I just wondered if anyone on here had or has fitted a timber mezzanine floor to a commercial unit. I have been asked to quote for it to be done 80sqm, they asked for a quote for a light weight steel mezzanine floor and also to do it in timber.

I am not sure on the building regulations with regard to fire etc and also whether timber is the way to go :|

If anyone can offer some advice it would be great

Why not ring up the local planning dept with a general enquiry, I have found them very helpful.

Planning department won't be interested, you need a structural engineer to specify the design and timbers, etc to be used. Or possibly buy a ready made design, not sure were from though.

Nope but Building Regs will be able to give general advice on what is permissible and what isn't.

Based on that - then go see a Structural Engineer for any calcs that are necessary. Building Regs will have (or should have) stated what they will require.

No they won't, LABC will only state that structural calcs will be required, they won't design it for you.

All the mezzanine floors that i've come across were light steel.
There are a few companies who specialise in this and they work all over the country.
I would say Building Regs approval is a certainty - you are increasing the floor space, even if it is just storage, you will need drawings and calcs for floor members and the stair you are putting in to access it.
Also fire protection will be an issue, you may have to paint the structure with intumescent paint or encase in fire board.

Check with the manufacturer to learn about the upkeep for the flooring material you choose. Some flooring can be mopped with gentle cleansers or repainted.

For timber mezzanine floor design, supply and installation try Llonsson Ltd.

They do mainly steel but can also do eco timber mezzanines.

You should find out if the timber requirement is for aesthetic reasons or for "Eco" reasons. A traditionally designed steel framed mezzanine floor may well be more "eco friendly" than an all timber one! This is because more timber will be needed to provide adequate support as opposed to steel. You can check this for yourself using the links to the carbon footprint calculator on the Carbon Trust website - or ask a qualified company to provide a comparrison for you.

You could save time and money by buying a 2nd hand steel one. Quite a number of industrial racking/storage/flooring companys out there, some of them would even modify one to meet with your requirements.

A timber framed mezzanine floor would be a no-no in a commercial premises. Fire regulations would prohibit approval.

Structural steel is the best way forward.
