Looking into setting up a storage yard.. the type you rent a 20ft container.

I have used them many a time over the years and normally are over subscribed.

My main concern is land costs. I imagine this to be a deal breaker in most cases and know absolutely nothing about land..
 
Land costs arent a lot, if you know the right places to look. Most storage container yards are built on land that has no commercial value, it would have had no purpose at all and there cheap to get a lease on.

Having looked at all your other posts and threads, I would suggest that your main concern is lack of professional advice.

Land for storage should have the necessary planing permission. It should be secure with decent fencing (which likewise has planning permission). It should probably have a decent CCTV system, electrical power for lighting and the CCTV, decent contracts professionally drawn up. No doubt there are a number of other detailed requirements.

I am not sure what your question is, but I would suggest that you are wasting your time here with such a general post.

As you have used them you will be familiar with common issues of gate access, lighting, security.
The land is probably the easiest and cheapest part of the process in setting up.

I have seen it done badly and done well. The right model seems to be electronic 24 hour access gate with a good fence around the perimeter.

Thanks kulture but I am not wasting my time as I was not aware that the fencing would require planning permission. But you seem sure that it does so I have learned something today at least ;)

I know somebody that used to have multiples of these but his model was flawed. I don't think he could ever secure a lease with enough years on it as he was forever moving and I cant imagine moving containers is cheap. £200/£300 pop I would guess.

Is there a go to site when looking at land?

Surely a storage cointaner yard is commerical value? Or am I missing the point?

That's why tbe usual finder's fee is £1000 +2% of the property value.

Some do it at 10%, with a lower deposit . That is usally for more valuable residental land.

I'd imagine an even higher amount for raw land.

Where are you looking to site the container(s)? How many cointainers?

People trying to make money out of storage containers, has the same reasoning as bus drivers. Driving a bus pays sh*t money, for sh*t hours and a lot of stress, there is no shortage of people lining up to do it.

Buses are big, people notice them, they think about them, it seems like a good idea. Storage containers are the same.

Yes I have 3 but only for JHC to use ! but I would not want the hassle .

It is not the buying of the containers that is the problem . It is the cost of getting them there . On a second hand box the transport could be more than the purchase price

Hmm it makes more sense than renting out housing stock.

The upfront costs are high granted but if there for the long term there is money to be had.

Hi Busowner,
I would suggest you should look for a 'Commercial' land agent, they can source something for you. Maybe worth having a chat with a local farmer, that have the land, but don't want to be bothered to set up as Self store. Of course that is a gamble because you may well give them the idea to set up themselves.
If you need containers Billie Box are the people to contact when you ready.

I didn't catch on to the spam, I thought it was my aspergers playing up. Then I looked up billie box and realised where the spam was.

I would suggest billiebox would not be the people to go to if you are setting up a storage yard as a business. OP will just be getting boxes off of a middleman. They would be better of contacting shipping companies for end of life shipping containers.

I would imagine your services is more suited for industrial land owners to buy a one off container for external storage.
