Possible partner

Hi all. I own a commercial shop with a commanding view of the seafront in a town, West Coast of Scotland. It used to be a convenience store until my tenant legged it.

I'm a joiner to trade, worked in construction management for a few years. I'm thinking of using the premises, which I own outright, to open a run an estate agency and maintenance company... Eventually doing developments.

I know nothing about Estate agency's but obviously, clued up on the building trade.

Looking for a partner, someone who knows the bit I don't, or maybe someone on here to tell me it's a daft idea. Not sure yet.

Why not just run the maintenance company and sub let to an estate agent?

The HSPC is struggling, so you, with one wee shop, ain't gonna be able to cut it!

Rent it out to some English numpty who thinks that they can open a Pilates/yoga/bookshop/driftwood-rental-shop/wifi cafe for left-handed aardvarks/haggis museum/whatever in Ullapool - just remember that they will be gone within five years, despite whatever the contract says!

They come, they try, they leave! That's what they're there for. Don't knock the system!

Uaed to in Malta Jeremy haha. Should probably just stick to what I know which is the building trade.

Suppose in the future I could advertise and sell off renovations that the company does its self, cut out the agents that way..

Won't be worth keeping an estate agents open just for that!!

Possibly you could write something into the contract so that the estate agent that rented the property had to pass all maintenance work on to your company. However, be aware that practices such as estate agents passing the landlord the bill then receiving their kickback by charging the contractor 'commision' have been under scrutiny lately, so an agreement like this may be watered down by legislation in future.
