Office vs workshop business rates

Hey all,

I am wondering if a space that’a classed as a workshop and premises generally means lower rates as opposed to if the same space was classed as an office and premises? Or is there more to it?

I am finding many places where there’s spaces that are all the same size but the ones that are down as workshops and premises are generally rated lower than those down as offices and premises.

Curious.

I think several factors influence this valuation:

Different property types (e.g., offices, workshops, warehouses) have varying market rental values. Plus,
properties in prime locations typically have higher rental values.
Larger properties or those with more usable space may have higher valuations.
Even properties with modern facilities or recent renovations can increase a property's value.
