Database programme needed for property management business

Hi to all the experts out there

Im hoping for someone to come forward and offer me a good deal on a property management database system. Has anyone created these databases? They are very indepth and need to be very user friendly moving swiftly from one programme to the other with all the relevant info transferred. Obviously you will need to know my requirements but hopefully you will have something I can look at and work with. I have used a system that our I T consultant made up for us and it was very good. I am starting my own property management business hopefully in January. I need some quotes. Im based in Plymouth, Devon.

You must be able to buy these off shelf now. I wrote back in the early nineties that handled everything, should have turned it into a product to sell I guess.

Pearl con be configured to run as a property management system, all the way from first leads off a website to sending SMS alerts to tenants before a plumber comes along. It will manage your properties for full profit and loss reporting, subcontractors, tenants and property information.

if you do lettings as well, I can recommend Aquaint CRM - I used that for a client and was pretty good.

Pearl Software, does your soft support lettings as well? I mean, can you configure with a few simple clicks the tennancies etc?

Our system isn't designed specifically for letting, but you can merge contact/tenant information directly into tenancy agreement templates, if that's any help?

We'd switch on project management, and run each property as a project. You can then assign people to the project to see who the tenants are, and allocate all financials (rent income and overheads) to the same project.

Hi Chris, I just signed up for a demo and will play around with it. If I like it, I will recommend this to the other business as it would save a bit of money and your accounting side is much more advanced than aquaint CRM.
