Database for customer and appointment management

Greetings All

I have seached the forums but unable to locate relevant info...

We are a residential property maintenance business and deliver a service in 1 hour time-slots, customers typically book 3hrs at a time. Being a start-up i do not have a huge budget.

At the moment I use Microsoft Excel as my customer database and google calendar for employees to check their job schedules. While it is ok in terms of effort at the moment, I would like to explore other options that are scalable- something that I can grow the business effectively with.

The functionality I would like to have is:

1. Customer details: Name, address, contact tel/e-mail etc
2. Appointments: Date, time, assigned to (employee)
3. Some sort of link between 1 and 2 to have the ability to record/ analyse customer bookings.
4. I am planning to introduce a refferal scheme, so cross-referencing within the database to assist this will be great.
5. When I have people sign-up thru my website (not there yet) i would like this database to be populated automatically - for future reference and marketing initiatives.
6. Remote appointment management (if i oursouce my incoming calls to a answering service)
7. It would need to have views that allow me to look at jobs per employee (week-wise), reporting that could support daily/weekly job sheet print-outs.
8. Integrated to Sage if possible for invoicing etc(???)

The list goes on, but I hope that it gives you a picture of what I am looking for.

Please can I have your comments/ advice/ pointers to solutions out there that could be adapted to my needs, possibly free of charge or available at a minimal cost?

What you need may be possible with a customer relationship management system, known as CRM. Try googling free CRM software to see if anything matches your needs.

Sorry I should have mentioned that I have looked around on google (and still very much in the process of) trialing out some of the CRM packages available.

Would appreciate if someone perhaps with a similar business has been down this route of "learning" that can point me to something suitable.
