Costs of Fitting a store? Will this be enough?

Hey, so I was looking at retail premises and I have decided that I need about 200sqm of retail space.

I don't need anything fancy, just a decent and simple floor, walls that I can throw slat walls on, a ceiling with lighting in the most cost effective way, a Counter and a shopfront with my business name on it, All to a minimalist standard. The shop will be filled with just rails for clothing and nothing custom or special will be included.

I have had people come up with extremely high figures to fit a shop like that but I find it hard to believe the prices they are saying especially when I emphasize how simple and minimalist the shop needs to be.

My question to the members of the UKBF community who have experience if shop fit-outs: Will a budget of around £80-100k suffice for such a fit-out and can it be done for less?

I hadn't given them a detailed brief because they asked for plans of the premises so I was just vague about what I wanted just to get an idea of what I can expect to spend to plan my budget. They seemed to be giving figures of 200k+ which seems ridiculous that to fit such a store to a simple specification can cost the same as decent house. Maybe they thought it was a very premium and complex design? Or they tried to milk me out of more money?

If you are vague with your requirements, you'll get irrelevant quotes.

For a company to quote, they have to detail the work that will be carried out.

Find your premises first, then get 3 people to give you a quote to the standard you require.

If the premises you find has clean walls, adequate floor & lighting, you can get away with 10k for a basic fit out. That's a big 'IF'

Your overall budget to set up the premises will determine the shop to go for.

Speak to @Mark T Jones as his area of expertise is funding fit out costs so he should be your best bet on costs

It's the amount of work to be done.

Convert a bar to the simple shop you want is going to cost more than converting say a simple shoe shop to what you want.

In a previous life I worked for a big shopfitting company and that figure is quite low compared to what a typical blue chip client would spend on one store. Without knowing any details the estimate you've been given could be someone just thinking of a number and doubling it?

The problem is that if you go to specialist contractors it's possible they 'll throw some random figure at you just to make you go away. There is a lot of work involved in pricing these jobs out and, for a one-off project, it isn't going to be worth the effort for them.

However, since you say you want a minimalist fit-out, why aren't you talking to local tradesmen and sourcing some of the fittings secondhand?
