Urgent Advice Required

Hi all,

This is maybe going away from the business but I have an urgent question :D.

Myself and my partner are about to get our new puppy and we are currently in rented accomodation.

We have checked over the contract and it doesn't have a 'no pet' clause.

The landlord is quite grumpy and will probably say 'NO' because it's easier to. He may of asked us when we first moved in but that was ages ago and i think his words was "do you have any pets?" and not "Your not allowed any pets"

So, to sum up, there is no pet clause in the contract saying we are not allowed pets. Do this mean we can?

If he found out what could he do?

You are renting so I would suggest you respect your landlord and take care of his property as it is the right thing to do. Contract or not, he doesn't want pets or he wouldn't have asked you if you had any.

If there is nothing in the contract then it is probably a 50/50 - usually it is something which you put in when advertising (no pets, no smokers, no DSS etc) rather than in the AST itself although I suppose as a diligent landlord you should also put it in the AST.
You should probably get his permission and if he says no then either incurr his wrath or find somewhere else to live.
If he finds out, he can give you notice to leave in accordance with the AST.
In any event, you will be responsible for any damage the puppy does to the property (inc. the garden) - which, knowing puppies, will be many and varied!

Problem solved if you do not get the puppy.

Do you both work?

Do you go on holiday?

Did you know that they can cause alot of damage.

Think before you commit.

I work my partner doesn't, we have done all the research about the breed etc. Yes puppies are hard work but alot depends on how you bring them up.

Think long and hard about this.
I know someone who got in a real pickle when they got kicked out of their house for getting a dog. They couldn't find another landlord that would let them have a dog and they ended up moving away from the area.
Where do you think you will live if this happens? People renting out property do not want pets so unless you own your own property, you really shouldn't have pets.

If you do have a problem Pet Friendly Rentals may be able to help.
Even great puppies are destructive little blighters, the landlord might know this and want to avoid any ag. This doesn't make him an ogre.

Despite there not being a specific clause you might still have trouble because of the fact that he asked the pet question. Given that you answered "no" at the time there may be some requirement for you to inform him if your answer subsequently changes. Might be worth having a chat with your local Citizens advice before getting the puppy.

Its not what you want to hear but check with the landlord/lady first and save yourself a lot of hassle now! I own my home but need to rent this out and rent somewhere bigger, I have 2 dogs (11 years and 3 years) and work from home so theres not much they can both get up to with me being here...for every 20 houses we have seen we have only come across 2 that would accept pets - (Had to look outside of the area :mad: I want to be in, not exactly what we want - for a bigger deposit, after seeing dogs and my own house)....one potential wanted 2 x deposit :eek: because she had previously rented out to a couple with an older dog, who once in the property brought 2 puppies that evidently wrecked the carpets, etc

Just to clarify this point.

When we was viewing the property the 'letting agent' (not the landlord) asked us while showing us the garden 'have you any pets?' implying that the garden would be a good addition. This is what we assumed anyway.

Bearing this in mind, and that there is nothing in the contract, would we actually be breaking any contract?

What does the law say?
