If you find a buyer, and I must emphasise the if, you won't be dealing with a professional acquirer, you'll probably be dealing with Joe Bloggs from down the road. And with people like that there's no telling what they will want / not want. In all likelihood, such buyers will require you to stay on for a period of time and/or guarantee the transfer of customers.
