Rats in the shop

We're currently renovating a new shop and we have found a rats nest within the walls, now who has responsibility to pay and sort this out? The tenant (us) or the landlord?

Landlord if they maintain the property.

I had mice, rats and squirrels running around in my house. Rang landlord and they sent in catchers.

This is not always a cut and dried issue. The landlord is normally responsible for ensuring the premises are free from infestation before the tenant moves in, but once the tenant is in situ, the landlord is not necessarily responsible. Especially in a commercial premises. This is because the tenants’ activities have so much influence over the establishment of infestations.

In your case if the rats were there when you moved in, hopefully you will be able to get the landlord pay up. If he is unwilling, and the terms of your lease does not clarify the issue, it might be worth posting this in the legal section to find out exactly what your options are.

Its all sorted now. The landlady's agent has informed me they have had a rat issue that was supposedly resolved recently (before we picked up the keys last week) and the council are reinvestigating the job next week.
