Personal Training Studio - premises

Hi, I am a personal trainer and I want to start a small personal training studio. The plan is to operate on an appointment basis, training 1-4 clients at a time.
To create a business plan I think something very important is the premises to evaluate costs.
Can this type of business be based in a residential or office building?
Commercial gyms need an E(d) use license for a good reason but what I want is a small fitness studio - would the requirements the same?
Does anyone have any idea where to start to find the premises requirements for this type of business?

Yes they can, but it depends on several factors like contracts, leases etc.

The first thing to do is look at the costs of these venues and work out how many clients you would need to cover the cost of the venue plus other costs and your cut.

Then work out if you can get that many clients.

Speak to your local council's business support team, who should offer some advice.

So there is hope :) I contacted buildings control but they did not bother to reply. I will try the business department as you said.

I live on the Suffolk Boarder and there are lots of people here who do Yoga/ Gym and Pilates in cabins in their garden. The other thing they do a lot of is renting out the church halls because they can do that by the hour. One lady here has a room in her house where she does one on one sessions with Pilates clients. I just got a leaflet through the door from a woman that comes to your house and does Yoga with you and I'm thinking of doing that because I have a dining room I can clear when she comes in.

I'm sure the legal beagles on here will be able to tell you law in regard to using your property as a business.

These are all great ideas :) I am shocked with how the fitness industry works (the commercial gyms...) and I need to find a way to start on my own. Thank you!

An alternative is to do home visits. You can do a lot between the sofa and the TV

I saw this in the Church Hall I was in today and it said if you signed up for 5 sessions you could a £1 off each session. I think you'd have to have a firm cancellation period on that though.

    I would suggest amateur boxing gyms in your area as these are often unused during business hours also football or rugby clubs as they love the addition revenue
