Industrial Estate Catering - Help!!

Morning all. I would like to cater on a newish industrial estate local to me. However, I can’t figure out who I need to speak to regarding a pitch. The parking along the roads in and out (double yellows) looks to be ran privately (UKPC) with no council car parking. There has never been anyone that has had a pitch there which makes me wonder why.
So can I:
1) Go to an individual business and rent spaces in their allocated parking bays.

2) Need to find who owns land somehow and contact

3) Rent through council

Also once all liscences and insurences in place, can I just turn up and trade or is there an ongoing rent to councils etc..... Apreciate this may be a bit of a ramble, but finding it very confusing to get started!! B

I used to work for a business that had a van come and sell drinks and sandwiches, they went round businesses asking.

There's also no harm trying to ring and find out if its going to benefit you... you've got nothing to lose ... or asking to speak to the manager/owner.

There will probably be an estate management company who you will have to ask. If you went on their land to do business they would probably need to see your PL insurance.

Thanks, and did they sell many? I think I may need to start that way! I just hate the cold calling!
