Costs involved in having a unit constructed

I have been looking for a unit to rent for the last 6 months, and have had no luck so far. I am now wondering how much it would cost to actually have a unit built with a basic office inside, and a WC. I know there are commercial plots of land available for around £25K-£30K next to existing units in my area. Not including the cost of land, how much should I expect it to cost to have a unit of around 2000-3000 square feet built, in Fife in Scotland?

If anyone has had any experience with having a unit built, I'd appreciate if you could let me know what was involved, and if you could give me a rough idea of the cost. Thanks.

If you search ebay for portal frame building, you will find some good examples of the basic steel frame, then get a local builder to price up completion of installing plumbing & utilities.

not forgetting you have to pay to get electric, water and gas feeds to the site.

Very low cost if you search Google for industrial prefab. Most firms will both supply and fit.
