Client Exit - Warehouse Space Ideas please

Following the festive season, we have come to the end of a contract with a client taking up 10,000 sqft of warehousing in a dedicated building on our site. As a 3PL we can fill full of stock and new clients for their e-commerce and contract packing but 2023 is time for change.

I'm looking for sensible ideas to use the space to generate revenue and to be a little philanthropic. Answers on a postcard...

    We own a business centre not far from the warehouse spaces. We have trial co-working spaces for years but sadly very little demand in Gloucester.
    Interesting. I used coworking spaces when I started the company but to be honest they were just full of distractions when we needed some quiet to get work done.

    Hackspaces probably wouldn't generate you much money.

    Get some mats down and setup a martial arts club or fitness club? Just throwing crazy ideas out there.

    Along the same lines given current weather see if a local rugby club will rent as indoor (non contact) training area for next few weeks If it isn't racked out having somewhere to practice backs moves and lineouts plus run throughs much better than yet another gym session

    Remote Car race track! I don't know if it makes sense business wise in your area, I'm considering setting thing like that near home. I just want this world to have more remote car race tracks. It's a huge pain for my children.
    I have a mate who does remote control HGV's they have big meets where they even have people using remote control diggers and filling remote control muckaway trucks.

    The adult market must be worth serious money looking at the amount the vehicle cost

    Boys will be boys I guess. I've bought my son a remote control race car that can go up to 35mph. It's fun when you put it on a track and have another one to race with. I was thinking about renting a warehouse, put some ramps and obstacles, building few tracks. Maybe provide some workshop area with employees helping around. I wonder if you could turn some profit out of this

    2023 event - 8th & 9th July’23

    The Cost to attend per driver:
    £55 for the full weekend; or
    £30 for a day visit

    On site camping is available,
    with shower unit provided on site:
    £10 for the weekend

    AND

    For 2023 & 2024 the event remains at Newark Showground, licensed to hold 4000 people...

    The hall contains Tastes Bistro which provides a range of meals, snacks and beverages, along with ample seating. Toilets and Pit areas are also internally catered for, which will also host a number of vendors selling various RC related products and accessories. We also have camping facilities available to book a pitch, with onsite shower block provided within the booking fee. Electricity is only available in the hall during normal operating hours, and not to the camping areas. Any concerns regarding this please drop a note via the ‘Contact us’ section above


    That is a lot of possible income with the concessions as well

    I would definely recommend converting it in to self storage, you get a crazy rate of return and the market is growing rapidly at the moment in the UK (and across Europe). It really is the best time to invest, minimal opertional costs as it basically runs itself and is relatively simply to covert a warehouse. I'm converting a 20,000 sq ft warehouse myself and I'm working with Kuboid for the fit out

    What percentage of the self storage units need to be filled to be able to get the normal monthly rental for the whole warehouse? Just curious how the business model works.
