Can we purchase a commercial property with no money?

Hi all,

Currently cash in the bank is next to nothing as we have invested all back into the business for more stock.

We have found a commercial property that we wish to purchase but a commercial mortgage will need at least 30% deposit.

Is there a way we can purchase it through the business using our assets (stock value) in the company as a deposit?

Possibly. It depends on how motivated the sellers are and what their situation is.

If it's a property where it could be on the market for a very long time, could you do a deal where you rent it with an option to buy?

Do you have a residential property you could secure the remainder against?
It is also possible to secure against assets within the business. You could do with sitting down with a Broker - one who does commercial finance.

I'm not sure about using stocks, but maybe you could use seller financing?
See if the seller in the transaction will offer you a loan, rather than getting one from a bank, this may be a good shot at a no money down purchase.

Before you buy, ha\ve you really considered the additional purchase costs and hether you really want to be lumbered with debt for 15 years?
