London Commercial Property Management Service recommendations

Hello everyone,
I was hoping someone may be able to recommend some commercial property management companies that cover central and North London for a couple of retail properties my company owns.

I’ve done the usual Google searching, emailed and called several companies but they either do not respond (or call back) or they didn’t want the business (maybe we are considered small+fry for them).

The current management company we employ provide a terrible service and I am at my wits end with them.
Any recommendations are appreciated!

Hi, I'm not sure what you are looking for, but I had some dealings with a company called Pro Active Commercial Maintenance last year. Based in London and may be worth a call.

Hi Chris,

For two retail properties, smaller independent firms may be a better fit than the bigger names.

Larger companies can be good, but small portfolios may not always be their priority. A smaller firm is more likely to give you one main contact and respond quicker when tenant or repair issues come up.

Worth checking that they already manage similar retail units, who your day-to-day contact would be, how they handle urgent repairs, and whether they can provide a landlord reference.

Responsiveness matters more than company size here.

It sounds like the main issue you’re facing is not necessarily finding a large property management company, but finding one that will actually give your portfolio the attention it deserves.

For a couple of retail properties, I would focus less on the size of the firm and more on whether they have experience managing similar commercial units. A good managing agent should be responsive, understand retail tenant relationships, handle maintenance efficiently, and keep you updated without you having to constantly chase them.

When speaking to potential firms, I’d ask who would be your day-to-day contact, how many properties they currently manage, and how they deal with repairs, compliance, and tenant issues. The right fit is usually an agent who sees your properties as a priority rather than just another account number.

Have you tried looking for smaller independent commercial property management firms? The larger companies often focus on bigger portfolios, whereas a smaller local firm may be more responsive and willing to provide a more personal service. I’d also ask other local commercial property owners for recommendations.
