Landlords... how much would you pay?

How much would all you landlords out there pay for advertising on Rightmove, FindaProperty.com, Primelocation, Zoopla & the UK's other major portals, with the view of then conducting your own viewings?

Gumtree doesn't produce tenants of affect their quality.

It's down to yourself and the quality you are happy to accept.

Exactly.
I have always got my tenants from there and it's about screening, credit checking and obtaining references on them.
I only do what an agent does and I think Rightmove is more for agents than individuals.

It cost us £39, although this was for a rental property, on Rightmove. Don't know if it's different for selling. They placed the ad on Rightmove etc and forwarded any enquiries through to us. Company was called Visum, from what I recall, although there's probably others.

Do you just get advertising or do you get any back up documents & support with that?

• Advert creation
• Marketing
• Tenant vetting procedure to make sure they are your ideal tenant (ie you can ensure they are no DSS/Smokers/Pets if you have a preference).
• Account Manager to provide you with all tenant details
• You do the viewing.

I use to have a local letting agent do this for me around 5 years back for £150.00. Now, rightmove seem to be quite happy to let private landlords advertise on their portal even if it is through the back door. Upad are obviously the biggest and charge £99 + Vat for a basic listing.

The last time I advertised I used home Abode who charged in the region of £25 if I remember correctly. I think their are others out there that do it for free as long as you let them reference (and charge) the tenant which is something I tend to do myself.

Upad have just signed a deal with the evening standard advertising the fact that they connect private landlords with tenants. At the same time they claim to be a letting agent which has resulted in quite a few letting agents becoming slightly annoyed.

One thing I will say is that you tend to get a better standard of applicants on rightmove etc. I find that ones applying through gumtree are trying to circumvent the referencing process. Inside London gumtree is a much better though.
