Whose Responsibility - Landlord or Me

I've been renting a commercial property for a few years and I am looking to end the lease. Was informed by the landlord that there were several conditions to do this, including getting an EICR to show that the electrics are in safe condition.

The electrician that was out yesterday has stated that the property has failed the EICR, due to the electrical panel being old and therefore not being safe.

I have looked at the lease and it is (to me anyway) unclear as to whose responsibility it is to pay for a new one.

Would anyone be able to give advice on this matter? Thank you

It does not mention specifics regarding the electrics unfortunately. It does say at the top of the lease 'all and whole' and mentions various specifics that I must look after, such as ensuring the property does not have water leaks etc.

I can take a look for you. But liablity can fall on your shoulders not just through terms specifically mentioning the electrics. You can have a duty by interpreation of more general terms (eg safety) and and more directly through the law.For example you do have extensive Health and Safety duties applying to the electrics if you have employees working at the premises.     Old does not mean that it is not safe.

    Electrical installations have to comply with the regulations that were in force at the time of installation, not the current regulations. I would be getting a second opinion.
