Viable commercial space for a gym

Hi.

Does anyone know what type of commercial space would be best to convert to a gym studio area? What do you search for? It's a tricky topic, not a simple "search on this site".

I know where I want to place myself in the market, but finding the right space - in any location - is a formidable task.

Any help greatly appreciated...

No idea what space would be the right sort to convert (maybe a warehouse - I've seen plenty of childrens playcenters in industrial units), but you should start with your local firm of commercial chartered surveyors who will have lists of what's available on the market and ideas about what you can do (they might have seen it before). They are the commercial equivalent of residential estate agents.

What about looking for a space near some half decent hotels without a gym? You could have a tie up some how?

There are 3 gyms near me. 1 is in a hotel, 1 on an entertainment complex and 1 in a sports centre which doubles as a school gym (you can only go in after 5pm on weekdays).

It would help if you tell us where you want to place yourself in the market...

low cost, low rental, mid-range, top of the range; out-of-town, town centre, half-way!

The usual locations for gym's, town centre hotels, office block (basement or top floor), vacant large retail unit (ex-woolies), industrial estate unit, high quality stand-alone building in town centre, purpose built unit.

Thanks for the input. I've seen a car garage that's been standing empty. I'd love to get my hands on it and re-fit it. It's perfect, but everywhere on the web still thinks it's a car garage!! I'll have to track it down somehow!!
