Real Estate Related Franchise

Hi guys

I'm looking for a real estate related franchise. I'm open to suggestions and possible partnerships or if someone is selling.
One thing that really gets me is I understand we have to pay a premium to join but most force you pay monthly. This is what I'm not happy about.
I have a marketing agency so I don't want to be forced to pay for marketing or any other monthly "subscription".
They take a premium for the franchise and then tie you into a monthly fee subscription plus even royalties.
For instance Estate Agency - they get you to pay a premium, monthly fee plus royalties - bizarre!
This aspect has held me back from investing in a franchise.
I'm interested to hear what others think?

It's how they make their money. They will soon go broke if they only collect an initiation fee.

    OK here is a confession that I have never mentioned before
    I was at a lose end in the mid eighties and worked as an estate agent for a few months for an old Devon company called Gerald Probert ( Your research I ain sayin nothin)

    It was a bit of a doss from what I remeber but if I was doing it as a business I would not be lining someone else's pockets in a franchise

    I would get a few dodgy suits a fake Rolex and B/S the money in the bank because thats all you need .
    Yes you do need a website and be on a nationwide network site but any fool can do it if you can sell

    Why do you specifically want a franchise?

    Part of the value they bring is marketing, which is what you do.

    I'd also wonder why you are specifically interest in estate agency in a deaf property market (unless you focus on rental), and how you plan to run it alongside another business?
    No you dont want to get involved with that rental carry on all those tenants winging and moaning all day long ?

    Whilst still at school I use to clean cars on a Sunday with a very good friend one of our 'customers' owned an estate agency, he had a nice Roller and few other company cars, (I swear I use to earn more cash back then) and my friend and I thought this estate agency business must be a good crack ......... so here's my Friday confession, yes I succumbed and managed to get a job as a junior in a rather large Essex based group. I lasted a month stuffing details into brown envelopes. For some reason the chain was nicknamed Barstow & Thieves and that about summed them up. ?
