If they are pals, you presumably want to pay a fair share. Why not pay them an amount of rent and rates based on the percentage of floor area. Could you do the same on the electricity - I guess they are probabaly using same sort of amounts by area (though your iron would use more than a computer), but that would be a sensible starting point for the offer, which shouldn't offend either way.
Did you do this? If you want to have a reasonable basis, look up the rates on the web for the electricty company they use and work out an average usage for your sewing machine and iron and calculate the cost of that usage.
