New lease to include marketing fee

Hello, I am being offered a new lease on a shop I have in a much larger retail environment. This new lease not only includes a rent increase but also a marketing fee. As I do most of my own marketing through social media, I do not need marketing by the leaseholder and it is not something I want to pay for. I am being told that this is mandatory and will be applied to all new leases. My question is, is this legal and can it be enforced?

    What does your solicitor say who is dealing with the lease?

    If it’s in the lease then it’s probably legal and enforceable.

    If you don’t like it don’t sign the lease.

    Standard in shopping centre lease's, what you want to do is make sure you do is go along to shopping centre meetings they normally all have them for tenants and get involved especially getting tie-ins with your business with centre marketing there's normally always opportunities to get involved in some shape or form.
