Do we need to register for VAT?

Property VAT can be a bit complicated. If your building is not opted to tax (if you don't know what that means then it probably isn't but never assume) then you would never charge VAT on the rent regardless of exceeding the threshold.

It's not entirely clear from your post, is the letting of this building the only thing the company does?

(the 'our building' makes it sound like a company operates from a building and lets surplus space to other businesses.)

As NicoJ pointed out, renting of non-residential property is generally VAT exempt unless the building is opted to tax.
