Convert HMO back to single dwelling

Hi

Has anyone converted a HMO back to a single dwelling?

I've found my forever house. Which is currently a steal and converted to 3 large flats over 4 floors.

It was bought in 2002 for £335k and is currently on the market for £190k

I don't think I'll get a residential mortgage as it currently in 3 flats so it looks like my options are a mortgage offer then a bridging loan until the property has been converted back to a single dwelling.


What is the minimum works needed to show its no longer 3 units? Remove all other Kitchens and remove stud walls separating units. Or a complete renovation

I would be looking at doing this with a bridging loan and then as you say having a mortgage offer. Just be careful with your choice of mortgage lender, some lenders do not like being an exit strategy for a bridge.

Minimum requirements are usually:
1 Kitchen,
Not having locks on the bedrooms,
It being as 1 property - ie can the surveyor walk round and access every room without needing to come out/keys to access other parts etc.
It being habitable.

It sounds like you already have a good idea of what is needed.

Had a viewing today. Needs a roof (not an issue)

However I may be reconsidering for a couple of years.

£190k purchase price
£2k per month rental income

I may Buy to let it and rent it for a couple of years

Looks like i've had a mini brain F*rt. Its not a HMO. It's 3 flats. However after the viewing today it was obvious that the flats are all accessible from within. Looks like the used to be separated only by doors. These have now had all the locks removed so the whole property is accessible.

It has a main Gas meter that feeds 3 other gas meters and it also has 3 Electricity card meters. Could find the main electricity meter on the initial visit. So looks like 3 rings each with their own meter
