Commercial Property Agents

For a retail unit to let in town centre, will a commercial property agent bring anything extra benefit other than a online presence than if I was to stick my own number on a sign above the property.
Obviously it would save me answering enquiries, but I don't mind that has I have enough free time.

    You should take into consideration, image, anti money laundering registration, ICO data protection, separate account for any deposits, registering for handling the deposits, Public liability insurance and redress scheme membership.

    Now you could hope that none of your activity is picked up, and your client never has any reason to argue or disagree with you, but the penalties of not having the correct registrations in place are very heavy if caught.

    Anyone acting in anyway as an estate agent/letting agent, are now recognised as requiring the same insurances and trade body affiliations as estate agents, and trading standards are cracking down atm. A lot of guy’s advertising on Facebook are going to have a tough year next year when they start receiving the mail.

    Most of what you mention would be handled by my lawyer. When we have found a suitable tenant.
    Don't know why I would be considered a estate agent if am putting up a sign on one of my own properties .?

    As mentioned above, a good agent (as opposed to a sh!t one) will have a list of potential buyers and a clear insight to whether they are 'appropriate'

    They will also guide you through the entire process

    I don't know about commercial agents, but with residential you can quickly work how is good by the ratio of real questions and expectation- management over vacant promises and assurances

    BTW, a quick answer is to stick a sign up and see. Be aware that you will be a magnet for nutters and dreamers

    Yes as already mentioned above a good agent will have a list of clients already on their books, and a pretty good knowledge of other retailer chains and their requirements. The commercial property side is pretty close knit one. Might be worth visiting a few with your property details to 'gauge" the interest out there and see if someone snaps your hand off.

    I would also add some agents seem to dominate a town so worth checking out other boards that might be up in the town, might give you an idea of how proactive one agent is over another. best of luck

    A good agent will already have people on their books looking. They will also vet prospects, ie have they got funds, and draw up a Heads of Terms for the lease when a prospect wants to move forward.

    You can of course do all that yourself, but as well?
    Yes I was thinking that as well. The only thing that puts me of commercial agents is my own experience with them sometimes when enquiring about properties.
    Had some really lacklustre responses, with some not even calling back after saying they would be in touch.
