Change of company name for lease

Hi, I currently have a business premises lease that is held by a Ltd company set up a few years ago. I want to change just the company name as the original company name used is not appropriate for the use. Can I just get a copy of the original lease and change names ask permission from my landlord and get it signed off or do I have to go through the expense of assigning the lease through a solicitor?

You can't change the registration number. What you mean is you are setting up a new company or switching to a completely different existing company.

Each company is a separate legal entity and you cannot simply substitute one for the other in a contract such as a lease. The current leaseholder needs to negotiate an exit and the landlord then needs to agree to lease the property to the new company. They might decide to find another tenant. They might put up the cost of the lease, etc., ... You need proper legal advice just as you would with any new lease.

Partly true- what you would look for us novation which is a straight transaction.

The landlord isn't obliged to agree though

The current lease is with company A.

You want company B to take over the lease.

Get a solicitor and start negotiating with the landlord.

The cost of all the above may be many thousands of pounds.
