Best Digital marketing strategy for Real Estate Lead generation for new build properties ?

Hi Guys

I am planning to market new build properties / Investment properties in the UK and Dubai. Am confused which is the best digital marketing channel to use for this or start with to generate new leads. Make FB page , Instagram a/c , Linkedin ? Also do i need to make a landing page and then use SEO , PPC , Google ad words etc . Main objective it to get leads for luxury properties in Dubai ( £1M) and investment properties in the UK ( Approx £150,000 )

Kindly advise pls.

How do other agents market the properties?

I did some work on a site for a Dubai company and they spent a huge amount on marketing. The buyers of the properties aren't going to be clicking on FB adverts or PPC. What worked best was a really glossy high quality site and lots of direct marketing (email, brochures etc). It's getting those names and contact details that costs the money. You will also be paying hotel bills for prospective buyers and need local people to do the shmoozing.

Investment properties in the UK means getting onto RightMove. That where investors look. They sign up to all the housing sites and set up alerts. If the right property comes along they will snap it up. Someone i know will see something he likes and be making an offer within hours - often without even visiting the property.

The high end properties also tend to have 3D walkthroughs (google Matterport if you are not familiar).

If the property is not yet built, other companies can provide CGI versions.

    You should market your business where your target customer hangs out. Marketing isn't about throwing cash at everything and hoping something sticks (although many do). You need a clear strategy or your will burn through tons of cash and ultimately fail.

    Firstly, you should research your customer and create a customer persona so you have an understanding on:
    • Who they are (income, location, etc)
    • Where they go online and offline
    • Where they live
    • Hobbies & Interests
    • Profession
    • Where they go on holiday
    • What marketing channels they use / prefer
    • What social media accounts they follow
    • What other brands they interact with
    • What motivates them to buy
    • Pain points
    • Likes & Dislikes
    • What other issues are important to them (Values)
    • How they make a buying decision (timescales, process, channels, etc.)

    Once you have a clear picture of who they are, you can then mould your marketing strategy around them. Also worth look at competitors in the space to see how you can differentiate and be better (don't copy).

    List on Rightmove yourself or pay an estate agent to do all the marketing for you - they have massive databases of prospective buyers already and it's what they do all day every day so some of them are very good at it.
