Bed and Breakfast change to room rentals only

Hello All

I am looking at the possibility of buying Bed & Breakfast buildings with say 6-8 rooms and renting out the rooms as a business and getting rid of the breakfast part.

Obviously getting the right price is essential, but I would like to ask is there any legal reasons why this could not be done. I would be catering for those who cannot afford a property of their own and have a small amount of money to pay with. The tenants would all share a kitchen and toilet area.

Has anyone done this or know of any reason why this could not be done.

It’s classed as a house of multiple occupancy (HMO). You need a license:

    I know someone who does exactly this. It’s a bed and breakfast on the sign outside but more of a halfway house in reality. Not sure of the ins and outs but everybody there lives there permanently abd their rent goes directly to the owner (or it did - I’m not sure if the universal credit changes altered that)

    What I do know is that they make a handsome living out of it!
