B8 storage and distribution permission

Afternoon all I'm in serious discussions with an agent regarding a 1.2 acre yard that's available to let in a prime location, it has use class orders: B1 Business, B2 General Industrial and B8 Storage and Distribution

I intend to use the yard as a lorry park will B8 storage and distribution cover me for that purpose? I know I need to speak to my local council but I'm wondering if the class B8 is the correct class to be granted for a lorry park purpose?

Excuse my inexperience but I know there is a need for this especially in the location the yard is in as there is zero facilities for truckers around and it's close to a very busy port and motorway

For free advice, suggest a call to the Duty Planning Officer at the local council with details of current use of the site and your intended use of the site would get you into a position to know whether it is worth going further. They are generally helpful - although the advice is informal usually and not binding on the council.
