adding extra space to a lease hold space

Before i go to my landlord and ask . has any got any ideas if you can build extra space into the rear of a lock up retail shop . , i rent a small space 500 square feet and the location is perfect in winchester where space is very sort after, but i need more space . there is a yard out back and a lockup shed , if i wanted to ask the landlord about extending the building to give more space , how would the funding of this work ... who pays for what .. im planning to stay for the next 12 years plus.. if the location wasnt as good i would just move .. would i pay for the build .. but then what..i can see the need the rent increase , but remmebering landlord has ended up with improved floor space for time to come..

It's impossible to tell without actually seeing what's in place, it may be possible to install a flat roof across the yard space to create more space.

Best place to start would be your local council to see what needs planning permission and what building regulations would apply.

Get a local builder in to give an estimate of costs, then speak to your landlord.

Personally, I wouldn't expect to pay any additional rent, if you are paying for the improvement, but it may mean an increase in Business Rates.
