Unlawful forfeiture

We rent office space from a well known commercial landlord who recently took over the building early 2026.

We have a lease until June 2027. There have been loads of issues with them since they took over, toilets not being cleaned, tenants accused of non payment etc.

In our lease it states that if an invoice falls 21 days overdue they can forfeit the lease.

We forgot to pay the last months rent due to personal issues, it was 25 days overdue, but we settled it Monday this week. On Tuesday we received our first invoice reminder about the overdue invoice and I informed them it had been paid. On Thursday we were told to provide proof of payment by 10am otherwise they would change the locks. I missed this email as I was out on business and by 6pm we had been locked out. I immediately sent proof of the payment we made on Monday but we were locked out all day Friday.

We had a meeting with the landlord on Friday before they allowed us back in. They said we should have sent proof of payment as their accounts team don't reconcile payments immediately so they thought the invoice was still unpaid and more than 21 days late.

Our lease does not state we have to provide proof of payment.

We were fully paid up on Monday, we informed them of this on Tuesday but they locked us out on Thursday anyway. At the time we had no invoices overdue by more than 21 days so I believe this is a breach.

Our whole team lost a full day's work, what should we do now in terms of receiving compensation?

    Nothing other than make sure you pay the rent on time.

    Looks like you need to align your payment process with theirs. But they do appear to have been quite unreasonable in how theyve operated. Tbh if it was me and they asked for proof of payment, i've have told them to check the bank account. But if I was them, i would have checked the bank account, im not taking someones "proof of payment" as fact.

    You failed to meet the terms of the lease. Your personal reasons are irrelevant. Be thankful you haven’t been evicted.

    The legal effect of the forfeiture and re-entry is that your lease came to an end. If you have been let back in and are paying the same rent it can be assumed that a new lease has been created, but you have nothing in writing. With this type of short-term uncertain arrangement you might be better off working from home where at least you can be sure that the toilet will be kept clean.
