and for information there is no regulator that provides a generic document for consideration, they provide guidelines that then have to be drafted... and begging! wow some people on here... ( no offence to the other assistance I have had, this comment just me so cross!)

anyone got any tips on where to get a standard set of documents for an estate agency... got the lettings side sorted, but would like the standard set for the sales side too, rather than having to redraft with a lawyer from scratch... could poach from other agents, biut would like generic docs...

Have to agree with the poster of city meaning concrete buildings... also not very feminine... if its the ladies you are targeting... not sure why you are targeting ladies only unless these are mosaics aimed at handycraft type of market. Just as many men are now into home design and something...

The note from Greg sums it up, service is what is lacking and fees only materialise when the case is closed and this is 75% of the time this is due to the service quality. where are you based?
