Standard Docs Estate Agency

Hi
anyone got any tips on where to get a standard set of documents for an estate agency... got the lettings side sorted, but would like the standard set for the sales side too, rather than having to redraft with a lawyer from scratch... could poach from other agents, biut would like generic docs and would really appreciate tips from any independent agents who have already obtained these?

There has been huge amounts of media coverage on how estate agents/letting agents should be regulated, and when i see estate agents begging for documents on a public forum, i think that epitomises the entire situation.

The thought of a person handling hundreds of thousands of my hard earned (and to be earned) pounds, by somebody who isn't even a member of an official organisation that would probably provide those docs absolutely terrifies me.

Thanks thats really really helpful... for your information I have 10y+ in property and am setting up on my own and yes could have stolen the docs from my past employer after he got them from his franchise, or could mystery shop and get an estate agency copy by lying.... but hey as a start up I decided to do it myself and try to get guidance as to a resource from a forum that I obviously mistakenly thought was a business 'support' forum , ..... cannot wait to review your other posts and see if they are equally constructive (or critical!)

and for information there is no regulator that provides a generic document for consideration, they provide guidelines that then have to be drafted... and begging! wow some people on here... ( no offence to the other assistance I have had, this comment just me so cross!)
