Warehouse - Utility Costs

Good afternoon all,

I wondered if someone could please advise on how much they spend on a monthly basis with running a warehouse? or best broker / website to use?
10,000 - 12,000 Sq Ft.
Temperature Controlled Not Required.
Automation system will be installed.

Water -
Gas -
Electricity -
Etc.

Average usage for a storage unit is

35 kWh per m2 annually for power
160 kWh per m2 for gas

according to the CIBSE energy benchmarks

But there are average figures, so a lot will depend on how you actually use the warehouse, the condition it's in, etc.

Water bills are based on rateable value and usage. Consumption should be low, so its mainly going to be the rateable value that matters.
