Valuing an online business

I may consider selling a small business I run, it's a site that needs a out an hours work a day,

If my profit is average £6500 per month for a 6-12 months, most places ive read say it's valued at 30x monthly revenue so 195,000.

To me this seems too low, if I were to invest this back into property I'd get about 800 a month back in rent. There doesnt seem to be any point selling at this valuation when I can just take the profits , with hardly any work,which are growing anyway and will likely be much higher than 6500 in 30 months time.

Is it feasible to ask for 60x monthly earnings?

Seems like there's no point in ever selling an asset like this unless someone gives you that kind of valuation.

I've look at flippa regularly but the quality of 95 percent of sites on there is rubbish so not a guide really.
