Maria, when I had retail premises, I just phoned up say local Gas /Electricity and they quoted me what previous tenant consumed. ?:D, gave me an idea.

Merci Fuzzy! but how do you know who their suppliers were? A fellow forum user mentioned that the water rates in Stockport town centre were the same for all businesses regardless, and they were £1700 pa I think! I'm setting up in the suburbs so I hoped that would mean they were less.

Well I just phoned up SWEB (largest in South West) and they gave me the telephone number to find out who currently supplied the premises. Sorry, but I cannot remember who it was. Same with Gas, I telephoned British Gas and they did the same, it's like a national register of suppliers......does that make sense. ?

It does make sense!...however, have just phoned United Utilities and it was a bit complicated, there were two accounts held there at the moment, measured and unmeasured? the unmeasured is £288 per annum, and the measured is apparently what you use, apparently this would make the bill not much more?! The girl was very young on the phone and slightly inexperienced.....I think I confused her more

I would be surprised that it would only be a bit more than £288 per annum !
As you know , I paid £1700 for last year (in that was only for 305 days not the full year...so probably £2000 for a full year..).
See here for more details: http://www.unitedutilities.com/?OBH=4491

I just had a look at my bill and it is not (as the person told us on the phone) the same for everybody in Stockport town center but it is based on the reatable value of the property (our is £13 000). It doesn't matter where it is or how big the property is. However I just find out that they are changing the way to calculate the (yeah !) and it looks like my bill should go down a lot for the next few years.
They will calculate it based on the size of the property (and external drained areas), this new way to calculate the water and sewerage bills will be phased in over the next three years. According to this , I should only be paying about £100 in three years !! ( If I read this correctly).
