Using an industrial unit for retail ?

Hi all,

If you were renting an industrial unit can you use it to retail from like a shop ?

I've seen a few such things recently, one was selling fishing gear and the other riding stuff. Both were, from the outside, industrial units on small industrial estates, but were done out inside like shops.

The advantage was that it gave the business far more floor area that they could possibly afford in the high street, so to speak.

This type of approach would work for an idea I have, but I wonder if there is more to it than just renting a unit and fitting it out etc.

It's got to be the right sort of business that people will travel for. One of my former customers opened a bookshop in farm buildings. It folded in the end, the location was poor, people would see the signage on the way driving past, but they'd be on their way to somewhere else, not going out to buy a book. When you got inside, they had a great selection of books, the trouble was they didn't get enough footfall - that and competing with online.
